Build a house from scratch when we start everything but only in your imagination. And now we need to think about our needs. And the first step is to buy a building plot, from which the area will depend on what will be the house size, the size of a garage or garden. The location of the plot depends on how you will get an idea of the house in relation to the directions of the world, whether we have a lightly living room on south or due to the access to the road there will be a garage.
• Confirmation of the plot as building – by checking whether the area is a valid Local Development Plan (MPZP) and the parcel is located in an area designated for development (often you can check this via the website of the municipal office, or you will pay with a request for an extract from Unitary Development Plan for the plot). If a municipality does not have a current Unitary Development Plan, should apply to the municipal office with a request to issue the Conditions for Construction (WZ), which must be accompanied by the concept of the proposed facility, identifying the main parameters, and the time of that decision depends on the municipality.
• Confirmation of access to a public road (via the adjacency of the provincial road, county, municipal, or inner, or access through the establishment of easement)
• Obtaining conditions for connecting to the power grid, water supply, sewerage, gas network or connect other depending on the nature of our house.
• Reconciliation location / connections in the Project Documentation Coordination Department (ZUDP)
Now we know for sure what we can do as we want to project home, and what we have to adapt to the provisions of it in terms of floor space or the plane of the roof. This is the time of choice, when the architect will advise you how to make a quiet bedroom, where he found a place for the extra room, and maybe a wardrobe. In which areas could stand a fireplace where you will be comfortable kitchen. This is the most important time in which the investor must clearly and openly define their requirements so that the architect chose the appropriate design solutions.
The project pampered in every aspect may finally be submitted together with all the documentation and application for a building permit in the office district office. District office has 65 days to issue a positive decision or refusal. After validation of the decision on the building permit must notify the supervision of construction works to commence work which means that we can take to build!
The last step
When the works are completed, we made technical acceptance of connection to announce the completion to the Construction Supervision, proceed with permission of building use which takes 21 days and if no other requests from them we can arrange a new home!
